To the east, the nearest real service cluster is Gulf Place, about ten minutes up the road at CR-393, with shops and restaurants. Homes skew older Florida here, per the county's own neighborhood notes: less polish, more pine, more porch, more quiet. Seasons behave like the rest of South Walton: June through August is peak, March carries spring break, September and October are the warm shoulder, and January and February belong to snowbirds. The written-inclusions question matters most in exactly the weeks the calendar fills first.

The written list that saves a week

Before any deposit, get three things in writing from whoever is taking your money: which beach access the home uses and how far it is, how parking works at that access and at the house, and the named inclusions the rate actually covers, chairs, linens, kayaks, cleaning, and any resort or pass-style fee. If any of the three comes back vague, price the stay as if that item is not included, because functionally it is not.

One more line for the file: your quote should show Walton County's Tourist Development Tax, which runs 5 percent of rent plus required fees in the county's south of the bay district that includes Dune Allen's 32459 zip, per the Walton County Clerk. A quote that hides the tax line is telling you something about the operator.
